A small private or community marina typically takes 3 to 6 months of on-water construction once permits are issued. Larger commercial marinas often run 9 to 18 months. The biggest variable is permitting, which can add 6 to 12 months before construction begins depending on the agencies involved.
Most marina projects require an Army Corps of Engineers permit, a state environmental resource permit (FDEP in Florida or ADEM in Alabama), and approvals from the local county or municipality. Projects in submerged sovereign lands also need a lease or use authorization from the state. We handle the permitting process as part of our marina construction service.
For marina pilings we recommend marine-grade pressure-treated southern yellow pine, concrete, or composite materials depending on the application. Decking is usually composite or ipe for longevity in saltwater and UV exposure. Hardware should be hot-dip galvanized or stainless steel — standard galvanized fails quickly in salt environments.
We design and build both. Floating marinas suit areas with tidal swings or fluctuating water levels and are common in bays and protected harbors. Fixed marinas work well in stable water and where heavier loads or storm exposure favor a rigid structure. Many of our marina projects combine fixed walkways with floating slips.
